Q3 2026 was the quarter the market turned. Dubai welcomed 869,000 international overnight visitors in August, the strongest month since February, in what is normally the quietest month of the year. Hotel occupancy reached 66 per cent, from 36 per cent in March. Arabian Travel Market opened in September, and European carriers have announced returns for the last week of October.
The numbers followed. Citywide revenue per available night was 15 per cent below last year in Q3. In Q2 the gap was 46.5 per cent. Occupancy was 56.0 per cent against 64.9 per cent a year earlier, and guests stayed 6 nights across the market, 2 more than last year.
Across our Dubai portfolio, occupancy was 85.8 per cent on 615 homes, 7.5 points above Q3 2025 and 29.8 points above the market. Across the UAE-wide portfolio, guests stayed 13.3 nights on average. Monthly stays were 56.1 per cent of portfolio nights, down from 69.4 per cent in Q2, as tourists took a larger share again. A portfolio that fills from residents and tourists at once is more resilient than it was a year ago.
Supply adjusted with demand. Active listings in Dubai are 11.4 per cent below January. Every home that stayed in the market enters the winter with fewer competing listings than at the start of the year.
This edition adds a forward view. What is already booked for the fourth quarter, against the same date last year, starts on page 18.

The winter is being booked at higher rates. Stays already booked across the Dubai market are priced 12 per cent above the same point last year for October, 19 per cent for November and 18 per cent for December. Fewer nights are booked in advance than a year ago, which is how this year books. Last year more than three quarters of our portfolio's fourth-quarter nights were booked after 1 October, and October went from 45 per cent booked to 76 per cent occupied. December is already ahead of last year on nights booked, with the Grand Prix, GITEX and the festive week in one month.
October has 26 per cent of nights booked against 42 per cent at the same point last year, at AED 711 a night against AED 636. Last year October finished at 74 per cent. The sign to watch is November's booked share passing last year's 15 per cent before the end of October.
Lufthansa returns from Munich on 25 October and Frankfurt on 26 October, SWISS from Zurich on 27 October, and Air France and KLM are scheduled to follow after 24 October. Western Europe was Dubai's largest source market from January to August, with 20 per cent of visitors. Bookings from those markets in the first half of November show whether the seats are being filled.
December has 7 per cent of nights booked against 6 per cent last year, at AED 1,223 a night against AED 1,037. Yas Island is priced 184 per cent above surrounding dates for Grand Prix week and Al Marjan 37 per cent above for the festive week.

The Index combines first-party transactional operating data, aggregated short-term-rental market benchmarks, transactional and licensing data from official open-data sources, and tourism, macroeconomic, and visitor statistics from emirate and federal authorities. Headline metrics are reconciled across the relevant layers before publication.
ADR · Average daily rate; revenue divided by paid nights.
Occupancy · Paid nights divided by available rental nights; owner stays and non-rental blocks are excluded.
RevPAR · Revenue per available rental night; ADR multiplied by occupancy.
Booked portfolio property · A property with a qualifying guest stay in the stated window. Owner-only stays and cancellations do not qualify.
Stay bands · Short: 1–2 nights; Leisure week: 3–6; Extended: 7–28; Monthly: 29 or more.
Professionally managed · A portfolio operated with institutional pricing, service, and reporting discipline.
Percentage changes are calculated on unrounded values and can differ by up to 0.2 points from a calculation on the rounded figures shown.
Q2 2026 market figures restated on the Studio–10 base show revenue per available night -47.9% versus Q2 2025. The published Q2 edition showed a 46.5 per cent decline on the earlier base.
Q3 covers 1 July–30 September 2026, against the same months of 2025. Portfolio figures use the portfolio data capture of 2026-10-01, covering Q3 2026. Studio–10 excludes Room. Market supply uses the final monthly observation. Submarket N is current saved cohort membership; ADR, occupancy and RevPAR divide summed bedroom revenue, booked nights and available nights over matched months.
Dubai market comparisons use Dubai portfolio homes only. Platform shares weight quarter guest nights. Stay composition weights guest reservation nights within 1 July–30 September 2026, classified by full reservation length. Portfolio mean LOS uses arrivals in Q3 2026 and full reservation length; market LOS is the median of monthly medians. Dubai occupancy uses 615 homes with guest stays in Q3 2026 and 349 in the matching prior-year window; this compares each year's operating portfolio rather than a fixed cohort.
Reported guest country takes precedence. Otherwise, the international phone number is parsed using country-specific numbering patterns, including +1 (US/Canada) and +7 (Russia/Kazakhstan); the calling code alone does not assign a country. With neither a reported country nor a resolvable number, nights remain unclassified and are excluded from displayed country shares. Shares weight classified guest nights in the quarter; coverage is reported separately. Contact geography is not nationality or verified residence.
The portfolio calculation uses the end of 1 October, UAE time, in each year. Stays count if created by then and cancelled only later, if at all. Rental fare is split by stay night; checkout, owner stays and blocks are excluded. Groups match area, tower and bedrooms using each year’s inventory; homes and codes may differ. Net late-booking share is final prior-Q4 nights minus nights booked by the prior cutoff, divided by final prior-Q4 nights. Dubai market figures use Studio–10. The market CSV was captured on 1 October at 21:14 UAE time; monthly values pair the market’s current and prior-year booking-window points. They do not assert a midnight booking cutoff. Booked RevPAR is shown separately for October, November and December using the market source’s monthly observations; no quarter average is inferred.
